What inspections do you offer?
Four-point, wind mitigation, roof certification, and full home inspections. Weekend appointments are available. Each inspection has its own page with the details: four-point inspection, wind mitigation, roof certification, full home inspection.
What are your hours?
Office Monday through Friday, 8:30am to 5:00pm. The office is closed weekends. Weekend inspections are available by appointment.
What if I call on a weekend or after hours?
Go ahead and call or text. Someone will still reach out to you as soon as we can.
What kind of payments do you accept?
We accept checks or exact cash at the time of inspection. Debit and credit card payments can be made over the phone with an additional service fee and signed invoice. Zelle payments are also accepted. Please contact the office for instructions.
How long does it take to receive the inspection reports?
Insurance inspections are emailed the following business day. Full home inspection reports are sent within 24-48 hours after inspection time. No information or reports will be released until payment is received in full.
Who do you send inspection reports to?
We send inspection reports via email to you and to an agent if you provide us with the information. In the event that an agent calls and requests an inspection, we do release them for insurance agents. Full home inspection reports are confidential and are only sent to the client. The client must notify us in writing if we can release the report to anyone else.
How do I request an inspection?

Do you have a walk-in office?
No. We come to the property.
Do I need to be at the inspection?
Not required. We just need access — a lockbox, a key, or someone to let us in. For a full home inspection you’re welcome to meet us at the end to go over what we found. Most insurance inspections are done without anyone staying on site.
What needs to be accessible?
Please have the attic, electrical panel, HVAC, water heater, and plumbing accessible. On a four-point we need attic access because the air handler is sometimes in the attic and to check the roof decking. We only inspect what’s safely accessible at the time of the visit.
Do the utilities need to be on?
Yes. Water, electric, and A/C need to be on so those systems can be inspected. If something is shut off, we can’t report on it.
How long are you at the house?
It depends on the type of inspection and the size of the house. Insurance inspections are usually shorter. A full home inspection takes longer because we go through the whole house.
Is a four-point the same as a full home inspection?
No. A four-point is an insurance form. A full home inspection is for buying or selling a house. See those pages for what each covers. Four-point and wind mitigation for homeowners insurance are included with every full home inspection.
Can a house fail a four-point or a home inspection?
No. Neither one is pass or fail. A four-point is an insurance form, and the carrier decides insurability. If a section shows a hazard or is marked unsatisfactory, those items usually need to be addressed before a carrier will accept it, or before an agent can submit it. We’ve been doing this long enough to know what typically becomes an issue, and we can also wait to see what the insurance company says. A full home inspection reports the condition of the house so you can decide. Neither is a warranty.
If I put on a new roof or impact windows, do I need a new insurance inspection?
Usually yes, so the new work is on the current form for your carrier. We can complete a four-point, wind mitigation, or roof certification after the work is done.
Is thermal imaging included?
Thermal imaging is included with our full home inspections. You can also order a thermal imaging inspection on its own to check insulation, look for leaks, or investigate a specific concern. You can see examples on the Full Home page.
Does a full home inspection include the four-point and wind mitigation?
Yes. A four-point and wind mitigation for homeowners insurance are included with every full home inspection, at no extra charge.
Can I book a four-point, wind mitigation, and roof certification in one visit?
Yes. We can do more than one on the same visit. We recommend ordering them at the same time if your agent requests them, because you save money when you bundle.
Will my insurance company accept your forms?
We use the Florida Citizens four-point form and the OIR-B1-1802 wind mitigation form, plus a roof certification. Other Florida carriers commonly take those same forms. Your agent can confirm what they need.
How long is a four-point or wind mitigation good for?
That depends on the carrier. Wind mitigation on the OIR form is often used for about five years. A four-point is often asked again after about a year, or when you change companies. Ask your insurance agent.
Do you do termite (WDO) or elevation certificate inspections?
No. We do not perform termite/WDO inspections or elevation certificates. On a full home inspection we can schedule a termite/WDO with another company for the same visit when possible, we prepay them, and you pay one invoice to P&A, with no extra charge for arranging it. Elevation certificates are mainly for insurance, not a full home; if you need one we can help you schedule it with another company, also at no extra charge.
Is P&A licensed and insured?
Yes, all of P&A’s home inspectors are licensed through InterNACHI, The International Association of Home Inspectors. They complete continuing education every 2 years, as required. All home inspectors go through background checks, and are fingerprinted with the state. P&A carries hefty insurance policies, well above the minimum requirements.

We can share anonymized sample reports. Real client names and addresses are not posted on the website, and they are not on any sample reports we share.
