A four point inspection is for Florida homeowners insurance, not a full home inspection. Florida insurance carriers ask for it when you buy a new policy or renew an existing one. We complete the Citizens four point form, which other Florida carriers commonly accept.
We document the age and condition of four systems: roof, electrical, plumbing, and HVAC. It is an insurance form, not a substitute for a buyer’s or seller’s full home inspection.
Florida insurance carriers
Most homeowners call us because their insurance company requested a 4-point. That includes Citizens Property Insurance and other Florida homeowners carriers that use or accept the Citizens form. If your agent sent you a 4-point requirement, this is the inspection they mean.
The four systems we document
- Roof — covering, condition, and age. Photos of each side of the home and each roof slope.
- Electrical — we open the panel to document wiring, breakers, and any hazards
- Plumbing — supply and drain materials, water heater, and TPR
- HVAC — heating and cooling equipment, plus the data plate for age
What the inspector needs access to
- Exterior and roof
- Electrical panels, so they can be opened
- Plumbing, including the water heater
- HVAC units
- The attic, when the HVAC is up there and to check the roof decking for possible leaks
Who this is for
Homeowners who need a 4-point for a new Florida insurance policy, a renewal, or a specific carrier request. It is not a substitute for a buyer’s full home inspection.
Bundle and save
Book your four point together with a wind mitigation inspection, or with wind mitigation and a roof certification, at the same time and save. The inspections must be booked together, on the same visit, for the bundle savings to apply. Rates change, so please call for current rates.
